    BY THIS AGREEMENT of lease made and entered into on this date between Simbeck Family Holdings LLC., herein referred to as Lessor, and Name herein referred to as Lessee(s), Lessor leases to Lessee the premises situated at in the City of Conway, County of Horry State of South Carolina, and more particularly described as follows: Bedroom Bath (and hereinafter referred to as the demised premises) together with all appurtenances, for a term of 1 year[s], to commence on and to end on at midnight. If the lessee fails to complete his 12 - month lease obligation of payments, there will be a15% penalty for the remaining dollars due and all deposit dollars will be forfeited. This means 15% in addition to the balance due for months remaining on lease duration. Prohibit/Provisions Rental Agreements: 27-40-330. This rental agreement is governed by SC. Landlord and Tenant Act.
    1. Delivery of Possession. The Landlord shall deliver possession of the demised premises to Lessee on the date hereinabove mentioned as the date on which this lease has commenced.
    ***Landlord - Lessor has a five-day grace period from the above lease start date if needed and have the home/condo ready for move in, rent will be prorated if this arises. A tenant list must be given to the landlord if there are any major items to be fixed, also upon a 14 day move in visit BY MANAGER as stated, will be done with the group, otherwise it's considered move-in ready.
    2. Rent. Lessee agrees to pay, without demand, to Lessor as rent for the demised premises – room the sum of $ in advance on the 1st day of each calendar month and postmarked no later than the 3rd and received by 5:00PM on the 5th day of the month, time is of the essence, beginning (prorated, if lease doesn’t start on the 1st of the month) 1101 Spinnaker Dr. North Myrtle Beach SC 29582, or at such other place as Lessor may designate.NOTE ALLOW 7 DAYS FOR POSTAL SERVICE. ***Recommended to use VENMO/CASH APP on the 1st.

    ** NO GRACE PERIOD THE FIRST 3 MONTHS!!!!! Or last two months late fees will apply.
    If rent is unpaid when due, and the tenant fails to pay rent within 5 (five) days of the final due date, Agent/Landlord/Lessor can terminate this agreement, and the tenant is hereby given notice of that fact as is required by SC Residential Landlord and Tenant Act.,this serves as your notice.

    3. Form of Payment. Lessee agrees to pay rent each month in the form of one personal check, OR one cashier’s check, OR one money order made out to Simbeck Holdings LLC. or
