App Fee/Lessee
NON REFUNDABLE, Send application fee VIA Venmo Dennis-Simbeck
Step – 4
Housing Review With Manager
(Make Appointment With Manager To Meet, All Students in Your group Must Meet with manager in Quail to go over details and web page process), all must be present
Step – 5
Notification Of Approval
Manager Will Give You All A Code To Fill Out Lease Online (One Per Roommate) first 50% of administration fee is due, Students Will Have Separates Leases, This Must be Completed in 7 Days From The Time You Get The Code, Must Be done By You The Lessee and your Parents, At Which Time The Balance of The Administration Fee is Due Via Venmo Dennis-Simbeck ** All Dollars To This Point are Non-Refundable** Once Administration Fee Is Paid and Leases are Complete, Your Home is Being Held For You and Your Roommates
Step – 6
Finale Notification Of Home Process Is Complete
(Your Process is Completed By All Roomates and Parents, Notification That The Home is Yours Will Be Given To You Via Text or Email. (**One Backs Out All Back Out), **A Grace Period Of 7 Days is Given To Find A Replacement If Needed. The Person That Backs Out All Monies are Lost!
**If a replacement isn’t found all dollars are lost for all students

Welcome To Your New Home Away From Home

Step – 8
Deposit’s
****Deposit Amount will be ADVISED AT THE MEETING and is per student/lessee, due 21 days from the lease code date, which is the date you got the code to access the lease.
Step – 9
Utilities – Fill Out Sheet
( Must Be Signed Up For and Must Be Turned On In Your Name One Week Before Move In Date, If Late, Each Day Your Late Turning Them On In Your Name. Yes Must Be On Not Just Signed Up For Your Move In Date Will Move Back For Each Day Your Late Turning On Utilities No Exceptions, Take Pic of 1st and Last Page of Lease For The Utility Companies and For The Names and Numbers)
Step – 10
Pest Contract
(Fill Out Sheet With Name of Company and Start Date, Firm With Company You Hired For The Year and Advise Manager Of Date When They Will Be At Your Home For The First Treatment)
Step – 11
Move In
( Advise Who Will Be The First One In and When, You Will Meet The Manager and Get Keys To All Bedrooms, Along With The Code For Front Door) ** This Cannot Be Changed, If Needed Throughout the year, a Charge Will Be Applied, Do Not Give It Out
Step – 12
Group Meeting
(14 Days After The Last Person Moves In, The Manager Will Meet With The Group To Review Procedures For The Following:Re- Inspection, Service Request, Home Helpfull Hints For Home Maintenance, Along With Appliance Care and Usage, An and Estimate For Any Damages Througout The Year, Ref Cost Sheet).

Break Notices – Departure
(Review All Sheets Under The More Column Regarding Home Suggestions When Home is Not Occupied)
Step – 14
Garbage
(Must Have two Cans, Fines For Cleanup are $300.00, Along With CCU Warning Citations Which Could Turn Into A Meeting With The CCU Judicial System)
Step – 15
Renew Lease
(You Will Be Given Notice in November For Re-Upping Your Lease, At Which Time The Application Fee Will Be Due To Hold The House For The Next Year, If Behavior Was Above Reproach. The Admin Fee and Deposit are Carryover. If A Person is Not Returning It is Up To Those Staying To Find Replacements Accordingly For The Empty Rooms), So Do Some Talking and Planning.

Sub – Leasing
( Refer To Lease) Charges and Costs Associated With Sub Leasing.
Step – 17
End Of Lease Departure
(No Furniture Can Be Left Behind In Home, Ref Cleaning Sheet For A Guide)
Last person out must notify the manager and meet with him
